The Basement Health Association estimates that more than 60% of U.S. homes with basements have a moisture problem, and industry research attributes as much as 80% of concrete flooring failures to moisture. Below-grade concrete is especially prone to vapor rising through the slab, and Northeast Ohio’s humidity and freeze-thaw swings make it worse. J&P offers the following guidance for homeowners considering a basement floor coating this fall:<\/p>\n

Test the slab for moisture first. Concrete can hold and release moisture long after it is poured. A moisture evaluation before any coating goes down is the single best predictor of whether the finish will last, yet it is the step budget installers most often skip.<\/p>\n

Understand what a floor coating can and cannot do. A quality coating seals the slab against vapor, spills, and humidity and helps resist mold and mildew because it is non-porous with no grout lines. It is not, however, a foundation waterproofing system. If water is actively intruding through basement walls, that has to be addressed with dedicated waterproofing or drainage before coating.<\/p>\n

Insist on real surface preparation. Diamond grinding creates the bond a lasting basement floor depends on. Acid-etching and roll-on kits often fail early because the coating never bonds properly to the slab.<\/p>\n
