Lakeside Investment GmbH has released 53 holiday apartments at Lake Scharm\u00fctzelsee for sale, priced from EUR 278,800 and offered commission-free. Each unit is registered in its own land register, fully furnished, and operated by a professional management company. Construction is underway.<\/div>\n

Wendisch Rietz, Germany – August 25, 2026 –<\/strong> Fifty-three holiday apartments at Lake Scharmützelsee are now available for purchase<\/a>, with prices starting at EUR 278,800 and no agent commission. The units range from one to three rooms and from 32 to 95 square metres of living space. Construction has already begun, and 72 percent of the first phase has been sold.<\/p>\n

What separates the offer from most holiday property listings is what buyers actually receive. Each apartment is self-contained residential property, divided under the German Condominium Act. Every unit has its own land register entry, into which the buyer is recorded as owner. This is real property, not a right of use and not a share in a fund. As a tangible asset it is stable in value, protected against inflation, inheritable and available as loan security.<\/p>\n

Furnishing and equipment are included in the purchase price, along with the buyer’s share of the rooftop spa and the in-house laundry room. Apartments come fully fitted in one of three design lines. For buyers, this removes the years of retrofitting that many holiday property purchases require.<\/p>\n

Four apartments illustrate the price range. A one-room unit of 31.6 square metres is priced at EUR 278,800. A two-room unit of 46.0 square metres costs EUR 358,600. A 2.5-room unit of 57.0 square metres is EUR 434,700, and a three-room unit of 63.8 square metres is EUR 498,400. A parking space costs an additional EUR 8,800. All figures are net.<\/p>\n

The published calculations go further than most sales material. For the two-room apartment, acquisition incidental costs of approximately EUR 23,042 bring the total investment to EUR 390,442. Against a rental forecast of EUR 54,931 per year, reserves, operating costs and administration account for EUR 19,349, leaving EUR 35,603. That corresponds to a net rental yield of 9.12 percent per year. Depreciation in years one to ten is approximately EUR 18,226 annually.<\/p>\n

Across the four units, net rental yields range from 8.09 to 9.12 percent. The underlying forecast assumes a conservative 60 percent occupancy rate, below the 63.1 percent average that the Berlin-Brandenburg Statistical Office recorded for the destination between January and October 2025.<\/p>\n

Buyers are not required to manage anything. A professional operating company handles marketing, booking, accounting and housekeeping. Owners receive a monthly statement and payout. Maintenance is organised together with the property management. Owners may use their apartment themselves for up to 50 days per year, with full access to the rooftop spa, pool, gym, laundry room and room service, paying the operator fee for that period.<\/p>\n

The resort itself includes a rooftop spa with sky pool, panorama sauna, gym and yoga terrace, crossover gastronomy serving brunch from 7am to 5pm and dining in the evening, a landscaped garden, and lockable video-monitored storage rooms for every apartment.<\/p>\n

Holiday apartments are not subject to Germany’s rent control rules, capping limits or rent index. Payment is made before arrival, which structurally prevents rental defaults.<\/p>\n
